    Hmmm so I was home pretty much all day last Thursday. All quiet nothing much happening. Ended going to pick up #1 daughter from work, all went well, on
    the way home though, we get a call from #1 son who is waiting at the front
    door for someone to get home and let him in.

    "There's a plumber here who wants to get in, how far away are you." Well
    we're about twenty minutes from home. I discover later the Agent has tried
    to call me as well. Downstairs is drowing, do you have a leak. The Plumber gives up waiting, turns off the water, and heads on off on his merry way.

    We get home, and wander in, looks ok, but discover the damage, bathroom, and hallway are under water, the second bedroom also has a nice sheen floating
    just above the carpet.. its the low point in the unit. A braided hose under the vanity has give up the ghost and spritzed for some unknown time up to
    about half an hour or so before the ratbag downstairs rang the agent and told them its raining inside. Said hose, had a decent sized split in the rubber core, but also an exploded braid on the outside. Never heard of braided hose doing that before, seems to be common enough for the plumber not to be surprised though.

    Get all the stuff out of the second bedroom. Tell the Agent whats going on. Some time later they get back to me, with the Owner is going to replace the carpet. Leaves me perplexed, couldn't that hose have just hung in for
    another month? Could they postpone carpet for the same? I'm getting ready to move not that I've told the agent yet. So having one room emptied into
    living room which was already chock'o'block, I need to get the main bedroom empty so the carpet dudes can get spend ~4 hours doing the replacement. No room to both emptied at the same time. Still working on that.. looking
    forward to getting out of this rathole though.

    argh, what a royal pain in the rear... sorry to hear of this Spec... I think moving from that location will be a good move. I hope that repairs and the drying out of your stuff happens quickly and smoothly for you.

    My only water tale is climbing on the the roof of my parents house in the last 24 hours to clear out clogged gutters... it's been raining here for what seems like forever and the forecast is for more of the same for .. well.. forever ;)

    Had the carpet guy in yesterday. About 5hrs later we have new carpet. Its a lot nicer than the ratty old stuff was. Despite the amount of water, there
    was not a lot of damage to items really. Plywood chest of draws has delaminated around the bottom a bit, most of the other furniture in that room was pine.. once it was out and got a chance to dry all was well.

    Worst part is having everything jammed into mostly the living room, and next door..

    My only water tale is climbing on the the roof of my parents house in the last 24 hours to clear out clogged gutters... it's been raining here for what seems like forever and the forecast is for more of the same for ..

    Sounds like you're having similar weather to us, the whole week is just more
    of the same, rain, hail and cold. Ours has been pretty much like this for weeks odd warm days and then the cold fronts settle in again.

    The very first house I bought, had a monstrous Liquid Amber growing on the front yard, towered over the roof considerably. It always felt like every
    time it rained you'd have to climb up there and clear it. Even gutter guard didn't help a lot, The leaves and pods would kind of mulch their way through it.

    Mving day is coming... its getting a little concerning though waiting for a health care card for my mother for a substantial discount off stamp duty..
    its been a bit of an enveigled process. Need it to arrive before settlement.

    Never seen inveigled before... must depend on what university you went to.. I only see mentions of enveigled being archaic/obsolete inveigled.. locally usually trying to get across, the process took some massaging to get right,
    or across the line.

    that's good Spec, yes plywood loves to soak up water sadly. Having new carpet down will make things feel much better.

    it's been nutty, across all of the country, strong winds, heavy rain, a burst of sunshine then rinse and repeat. We're all sick of it.

    I climbed out on to the roof to clear the gutters, the next day they were jammed up again with more leaves... I'm getting my acrobatics badge next week.
